Two proposals were rejected and one approved at the Local Planning Panel meeting on August 10.
The panel approved renovations to Everglades Country Club at Woy Woy.
The panel rejected 45 Self Care Housing Units for Seniors and People with Disabilities proposed for 40 Bradys Gully Road, North Gosford.
The panel rejected a dual occupancy at 23 Bangalow Street Ettalong Beach.
All decisions were unanimous.

Everglades
The club will demolish the existing cart and bag storage sheds and existing green keepers’ sheds and build a new golf proshop with larger cart and bag storage areas.
It will also build a new bowls office and amenities.
The panel added conditions of consent that relocated the entry doors from the southern elevation to the eastern elevation, to minimise acoustic impacts to close neighbours; and the full length of the western wall has be acoustically treated in such a manner to have the same or better acoustic attenuation as the existing hebel block wall.
“The final details shall be verified in writing by a qualified acoustic expert, prior to the issue of a Construction Certificate,” the panel stated.

Bradys Gully Rd
The panel agreed with the Council staff’s reasons for refusal and added two more reasons.
It said significant excavation, including close to a side boundary, was inconsistent with Principle 4 (Sustainability) in SEPP 65 (Design Quality of Residential Apartment Development) due to excessive waste, and also inconsistent with the stated desired character of the area.
It quoted the Development Control Plan for the area which states: “Minimise disturbance to natural slopes and any existing trees that are visually prominent. Retain existing ground levels along all boundaries, and on the steeper slopes, use low-impact construction such as suspended floors and decks rather than extensive cut-and-fill.”
The panel said the proposed access to the basement parking was inadequate and unsuitable for aged and disabled residents.
“There are two separate basement parking areas serviced by one lift each, leading to substantial distances between the car parking and some units,” the panel stated.

Ettalong Beach
The dual occupancy proposed for 23 Bangalow Street, Ettalong Beach, (pictured) was rejected for a number of reasons listed by the council staff and the panel agreed with their assessment.
The reasons included non-compliance with floor space ratios, setbacks, waste, private open space and solar access; and insufficient information on access, engineering and landscape plans.
The site has previously been granted Development Consent DA/49617/2016 on 1 June 2016 but development consent was considered to have lapsed as no physical works had commenced, the report to the panel noted.
