A plan to allow more than 2000 homes in a new subdivision near Westfield Tuggerah is now open for public comment.
The planning proposal, which was first raised at a Council-under-administration meeting in June 2022, would rezone land to allow a range of low to high density homes including townhouses, units, senior living.
Council has since received two extensions from the State Department of Planning to a deadline to amend the Coast’s Local Environment Plan to rezone the land at 60 Wyong Rd, Tuggerah.
The amendment was supposed to be done and dusted by the end of last year; then it was going to be done by early March; now the latest date is to have the rezoning done by July 26.
But first, it has to go out on public exhibition. The period of public exhibition started today, April 17 and ends on May 31.
The 41.6 hectare site is bound by the M1 to the West and Tonkiss Rd and then Westfield to the East, and Wyong Rd to the north and bushland to the south.
A range of technical documents are on show, including flooding, biodiversity, noise, community needs and market demand.
The homes would be supported by “a range of commercial, retail, community, recreation and entertainment uses including a new District Level Park and Youth Centre,” according to council.
Two large mixed-use blocks along Wyong Road would remain with residential uses located along the remainder of the site.
The Local Planning Panel looked at the proposal in 2022 and supported Council going to the State Department for a gateway determination which is the process Council is now finalising to change the zoning.
“The Panel supports Council progressing with the Planning Proposal, however Council should ensure that any subsequent development application for use of the land thoroughly addresses the issues of flooding, evacuation and suitability of the future proposed use,” the panel minutes show.
It said the proposed rezoning to R1 General Residential was consistent with surrounding residential development and would provide additional housing in close proximity to existing infrastructure and services, bringing increased vitality and viability to the Tuggerah Town Centre.
“The retention of the B4 zoned land will provide for short term bulky goods retail development, transitioning to mixed use development along Wyong Road in the longer term,” the panel said.
“This will ensure ongoing job opportunities with the potential for a range of employment generating land uses including retail, office, short stay accommodation, childcare, education and medical facilities.
“The retention of the C2 Environmental Conservation zoned land will facilitate the protection, conservation and enhancement of environmentally sensitive areas with ongoing management of the land to be funded by the proponent.”
